What is a Comparative Market Analysis (CMA)?
A CMA is a report which compares your home
to similar homes, i.e. similar in age, size, number of bedrooms, etc. in
your area. This report indicates homes
that have been sold, cancelled or expired over the past six months and
those currently for sale and pending sale. The "Solds" will give you an idea or
track record of sales over the previous six months. The “Pendings” do not
give you the sold price, but instead give you the asking price which indicates
recent activity. The “Actives” indicate your current competition and the “cancelled/expireds” give
you an idea of how many homes failed to sell and at what price. By analyzing
this information, a real estate professional can determine an approximate
current market value for your home.
We use the values established by the solds for a track record. The number
of “pendings” vs. “actives” gives
us a look at current activity levels and the “expireds” will show you how many
failed to sell. Put all of this together and we have a fair idea of your home’s
value. We suggest driving by the homes on this list to get a better idea of
how they compare to yours.
